What Causes Driveways to Crack?
A concrete driveway can last anywhere from 15-25 years, depending on how well it was laid, soil movement, weather conditions, what kind of vehicles are parked on it, and other factors.
Improper Installation
Improper concrete driveway installation (including poor concrete mixing) is the number one reason. Poor mix, failure to layer evenly and bad workmanship can frequently lead to the slab settling unevenly, which leads to concrete cracking, discoloring, chipping, and disintegrating.
Soil Issues
Aside from cracking and not being level, a concrete driveway can sink into the ground over time. Some of the reasons for causing this can include:
- Water runoff washing out soil
- Shrinking soil
- Compacting soil
All of these issues result in failing slab support. Uneven support leads to deterioration, cracking, chipping, and discoloration.

How Is Concrete Fixed?
In many cases, it’s just not enough to patch up your concrete’s surface. Concrete driveway paving requires heavy equipment, properly mixed concrete and expert knowledge to be done properly.
The Subgrade
The first step is to create a uniform and compact subgrade using dirt. The subgrade should be able to support the concrete pad and provide an even thickness to prevent crumbling and cracking.
Control Joints
Next, experts evenly place control joints to create the shape of the driveway. The joints are placed on the outer rim of the desired concrete slab location and act as a container for the poured concrete.
Properly Mixed Concrete
Special trucks craft a concrete mixture that has been expertly formulated for maximum strength and longevity. The mix is time sensitive and must be completed within specific window, otherwise, the mix can begin to set prematurely.
Pouring & Leveling
The concrete is then expertly poured, shaped and layered to ensure full coverage of the desired surface. Experts smooth the concrete to create a uniform surface and later brush the top layer to ensure it’s smooth and level.

This is second job by Brogan, first was to replace driveway that had been cracking due to maturing trees. They did such fine work that I had them come out and replace area around boathouse and seawall. Quality craftsmanship at a fair price.
I am very satisfied with the whole process. Everything that Todd had promised, was done on time and without any issues. The workmen were courteous and did an excellent job, the driveway/walkway looks great!
